Palm Springs: Desert Modernism

Palm Springs proper centers around Palm Canyon Drive, where midcentury modern architecture defines the streetscape and the Uptown Design District anchors the cultural scene with galleries, boutiques, and some of the valley's most acclaimed restaurants.

Palm Springs: Hollywood's Desert Escape

Palm Springs sits in the Coachella Valley, a desert basin ringed by the San Jacinto Mountains. The greater Palm Springs area actually encompasses several distinct cities: Palm Springs proper, Rancho Mirage, Palm Desert, Indian Wells, La Quinta, and Indio, each with its own character, separated by stretches of highway that run the length of the valley. Understanding the geography matters: a property in La Quinta near PGA West and a property in downtown Palm Springs are about 30 to 40 minutes apart, and the towns in between feel like separate destinations, not just neighborhoods of the same city.

Palm Springs proper centers around Palm Canyon Drive, where midcentury modern architecture defines the streetscape and the Uptown Design District anchors the cultural scene with galleries, boutiques, and some of the valley's most acclaimed restaurants. The area is walkable in a way the rest of the valley is not. Rancho Mirage and Palm Desert attract a quieter, more residential crowd; El Paseo in Palm Desert is the valley's luxury shopping corridor, often called the Rodeo Drive of the desert. Indian Wells and La Quinta are synonymous with golf: PGA West alone hosts multiple world-class courses, and the BNP Paribas Open at the Indian Wells Tennis Garden draws more spectators than any tennis tournament outside the four Majors.

A car is essential. The valley is built around the car, and while rideshare operates throughout, coverage thins beyond the Palm Springs core. Properties in Indio and La Quinta require a vehicle for every errand. If your visit coincides with the Coachella or Stagecoach festivals in April, plan accordingly: Indio fills completely, parking is a significant consideration, and traffic across the valley intensifies throughout the weekend.

The desert climate shapes the entire visit. October through May is peak season, when temperatures are warm, resort pools are full, and the valley is at its most social. June through September, the heat regularly exceeds 110 degrees Fahrenheit. Outdoor plans shift to early mornings and evenings, and most properties run air conditioning continuously. For a dramatic contrast, the Palm Springs Aerial Tramway takes guests from the desert floor to 8,500 feet of alpine terrain in under fifteen minutes: temperatures drop thirty to forty degrees at the top, and hiking trails wind through ponderosa pines.
